Slab Foundation Repair
Most homes these days are built with a traditional concrete slab or “slab on grade” foundation that is generally 4-6-inches thick in the center (as wide as 24-inches on the edges) and poured directly on graded ground all at one time. These slabs are reinforced with steel rods or post tension cables capable of bearing the weight of the house on top of it. But over time, even the sturdiest and well-constructed slab foundations can sink or settle and lead to foundation damage. For decades, foundation repair professionals near and far have relied on two primary methods to fix slab foundations: concrete pressed piers and steel piers.
Concrete Pressed Piers
These are pre-cast structural supports made entirely of concrete. To install them, we use a hydraulic jack to press these piers downward into the ground at strategic points under your failing foundation. Concrete pressed piers are driven down far enough into the soil that they are incredibly effective at lifting parts of your home that may have started sagging while providing overall strength and stability for years to come.
Steel Pressed Piers
Steel piers serve the same purpose as concrete, but they last significantly longer and can be driven up to 75 feet into the soil. This means they aren’t nearly as impacted by future soil movement as other types of foundation piers. That said, steel pressed piers come at a heftier financial cost than concrete.
Pier & Beam Foundation Repair
Many pier & beam foundations exist in Texas. Rather than having the foundation poured on the ground, it is elevated roughly 18 inches off the ground and supported by concrete piers or beams placed deep into the ground. While there are advantages to a pier & beam foundation, they are still susceptible to environmental factors such as settling and shifting. Drainage Repair
Water that cannot properly drain away from a home’s foundation can cause massive foundation problems. We install drainage systems such as French drains along areas where water tends to accumulate. For French drain systems, we offer PVC systems with holes or flex pipe systems with holes. In each case, we did a 1.5 to 2-foot deep, 1-foot wide trench. We then fill the bottom of the trench with six inches of gravel and place the pipe on top of the gravel with a drain sleeve filter sock wrapped around the pipe to eliminate clogging. We also add more gravel on top of the pipe and place a non-woven drainage fabric on top of the gravel before replacing the soil and grass. We place pop-up drainage emitters where the pipe ends.
